A structural only conversion gives our clients an opportunity to complete their
own conversion to building regulations at a reduced cost.
An Overview of our Structural Only Loft Conversion Service
This page is an introduction to the work we carry out when undertaking a
structural only loft conversion. This a service we offer to prospective clients
who feel they are competent to complete their own conversion either by doing the
work themselves or by employing the finishing trades i.e [plasterer
,electrician, finishing joiner ].On these projects we are not requested to
finish the conversion by the client and projects we always complete all
structural work to the highest standards, and with post-structural modifications
in mind this ensures a smooth handover to other parties involved in the
finishing of the conversion.
Our services are flexible, and we always strive to accommodate specific customer
requirements when carrying out a structural only conversion. Furthermore, we're
always happy to share details of the products we use and other information that
could help our structural only loft conversion customers complete their
projects.
What's included in our Structural Only Loft
Conversion Service
All pre structural checks
Detailed Plans of the building and loft conversion.
All structural calculations to satisfy the L.A.B.C
All liaisons with building control and the planning dept
All structural works
Installation of the required steel beams and pad stones.
The completion of the suspended floor
Under floor fire proofing
All structural walls
The restructuring of the roof to cope with the added weight.
All out side work will be completed by us including any roof ventilation that
will be required.
The fitting of a quality bespoke staircase.
The fitting of windows.
Prices start at
£8,500.00 + Vat for a structural Velux conversion.
Based on a conversion that would cost £21,000.00 if completed by us
£13,250 + vat for a structural Dormer conversion.
Based on a conversion that would cost £26,000.00, if completed by us.
We will also supply you with a building specification booklet which will help
you to complete the conversion to the building regulations.
With a part conversion you will need to fit insulation, plasterboards, complete
the plastering, the electrics, and plumbing, second fix joinery including doors
and skirting boards.
This option is not suited to everyone but there are savings of several thousands
of pounds if you complete or subcontract the finishing of the conversion
yourselves and there is something satisfying about being in complete control of
your own project.
The final building regulations certificate cannot be issued until the loft
conversion is completed in its entirety, however we will organise an inspection
upon completion of structural works.
All work completed by us will be to building regulations and in adherence to all
planning requirements.
Electrical Work
Customers completing structural only conversions should make themselves aware of
the building regulations covering domestic electrical installations (Part P).
This amendment requires that all electrical work should be carried out by a
registered electrician and requires that a certificate be issued to satisfy
building regulations. Failure to comply with this will prevent building
regulations approval.
To overcome this you can use our electricians if necessary who are qualified to
issue the correct certification. Each individual conversion would be priced
competitively, and you are not under any obligation to use our electricians.
Payment Schedule
For structural only conversions, there is payment request of £1200.00 once the
plans and calculations are complete and then one final payment when the
structural works are complete and all works stated in a pre agreed contract have
been passed by building control.
